Garage Door Won't Close All the Way? 7 Causes, in Order of Likelihood

When a garage door won't close all the way, the cause is a safety sensor problem about 6 times out of 10. The rest split between debris in the track, drifted travel limits, force settings, worn rollers, a failing spring or cable, and the opener itself. Work down this list in order.

A door that stops a foot off the floor, or touches down and then climbs right back up, is trying to tell you something. Openers built since 1993 are required to reverse when they sense an obstruction, so most of the time the door is doing its job with bad information. The trick is figuring out which sensor or setting is feeding it that information. Here are the seven causes we find in Carrollton garages, ranked from most to least common.

1. The photo eyes are blocked, dirty or out of line

Photo eyes cause most doors that will not close. The two small sensors sit on the tracks within 6 inches of the floor and shoot an invisible beam across the opening. Break that beam, even with a cobweb or a leaf blower cord, and the opener either will not start down or reverses the moment it does.

Look at the little lights on each sensor. On most brands one is a steady sending light and the other is a receiving light that glows solid when the beam is aligned and blinks or goes dark when it is not. Wipe both lenses with a soft cloth, clear anything on the floor between them, and gently nudge the bracket that is blinking until the light steadies.

West-facing garages get a bonus problem in late afternoon: low sun shining straight into the receiving eye can wash out the beam. If the lights will not steady no matter how you aim them, a wire has probably been nicked by a shovel or chewed by a rodent, and that is a quick fix on an opener service call.

2. Something is in the track or under the door

The second most common cause is physical. A pebble in the track, a bent track lip from a bumped bin, a stiff bottom seal packed with mud, or a hinge that has worked loose all create resistance partway down. The opener feels the extra load, assumes it hit a person, and reverses.

With the door closed as far as it will go, look along both vertical tracks with a flashlight. You are looking for anything that would catch a roller. Also run your hand along the bottom rubber seal: if it has gone stiff or is holding a bulge of dirt, the door may be touching down early on one side and reading that as an obstruction.

Wipe the track down with a damp rag, but do not grease it. Rollers are supposed to roll on a dry track; lubricant just collects grit. The bearings inside the rollers and the hinge pins are where the silicone spray goes.

3. The close travel limit has drifted

Every opener has a setting for how far down "closed" is. Set a little short, the door stops 2 or 3 inches above the floor and sits there. Set too far, the door presses into the concrete, feels resistance, and reverses. On chain drives from the 1990s the limit is a screw on the motor housing that drifts over time.

Adjusting travel limits is one of the few opener jobs a careful homeowner can do, and your model's label or manual shows where the adjuster is. Move it in small steps and run a full cycle after each. 4. The force setting is losing to a stiff door

Openers also have a force limit, the amount of push they will apply before deciding something is wrong. If the door has grown harder to move because of dry rollers, a rusted hinge or a spring losing tension, the motor hits that force limit before the door reaches the floor and reverses.

The wrong fix is to crank the force up until the door closes. That defeats the protection that keeps a child or a car bumper from being crushed, and it masks the real problem. 6. A spring or cable is failing

When a torsion spring is weak or one of a pair has broken, the door is heavier than the opener expects. It may close fine, because gravity helps, but stop short when the force limit trips on the way down, or the door may slam the last foot. A frayed lift cable causes a different pattern: one side of the door drops faster than the other, the door cocks in the opening, and a roller binds.

These are not adjustments. Springs and cables hold the door's full weight under tension and are replaced with winding bars and the door clamped in place. If a cable has jumped its drum, cable replacement and re-tensioning is the fix. 7. The opener itself: lock mode, logic board or a bad remote

Last on the list because it is least common, but worth checking before you call. Many wall consoles have a lock or vacation button that disables remotes; if the wall button closes the door and the remote does not, that is the answer. A remote with a weak battery can send a partial signal that starts the door and then drops out.

If the door closes only while you hold the wall button down, the opener is telling you the photo eyes are not communicating, which sends you back to cause number one.
